Park Estates is a neighborhood in Long Beach California just north of Recreation Park bordered by Alamitos Heights, Los Altos and Bixby Hills. This upscale neighborhood primarily made up of custom-built single-family homes offers a quiet repose in the middle of Long Beach. There are a total of 671 lots and all or part of the Park Estates Homeowners Association. This association is designed to preserve and enhance the desirability of the neighborhood. There is a condominium and apartment buildings along Anaheim Road that is part of the Association but most of the commercial services and multifamily residences on the boundary streets are not part of the Association and neighborhood. Park Estates was developed by Lloyd Whaley back in 1948 as part of the larger Los Altos neighborhood encompassing much of East Long Beach. A small section of Los Altos was designed as an upscale neighborhood with larger lots, tree-lined streets, and custom homes. 10 separate tracts were built in Park Estates between 1948 and 1956 with the vision of 205 acres being devoted to the first 194 lots averaging 6500 ft.² of land each. This is larger than the neighboring Los Altos, where similar tracts of land are only about 5500 ft.².

These larger lots allowed for larger houses and for homes set further apart. By 1951, nearly 80% of the properties were built out but all were still part of the Los Altos Homeowners Association. In 1949, apartment buildings were constructed along Anaheim Road as there was a need for temporary college facilities because the new Los Angeles – Orange county State College was built nearby. Some of these apartments were even converted into classrooms while others were used to house the students and faculty. And one little tidbit of local history is that Park Estates was actually CSU Long Beach or Long Beach State College for about two years around this time.

The rest of the community was built out and one of the last original lots sold in Park Estates was a large parcel purchased in 1969 with the house being built in 1970. Over the next couple of years, the associations CC&Rs were altered and updated to include Park Estates' own homeowner's association, separate from Los Altos.

Today, there are approximately 670 home sites governed by a Board of Directors, which is comprised of 10 tract representatives, which manages the business of the Park Estates Homeowners Association. However, the homeowner associations are extremely reasonable at about $125 a month. Note: be sure to check with current listings as association fees may change over time.

Park Estates Schools

All residents with school-age children are part of the Long Beach school district and are served by Gant elementary school, Stanford middle school, and Wilson high school. All of the schools are close to most homes within the community and have excellent ratings and reviews by great schools.org for education, academics, and graduation rates. Gant elementary school receives a 10 out of 10 - "My child is currently at the 1st grade GATE program and the teacher is absolutely wonderful. My child is doing very well in the class and loves the teacher. Their class curriculum is geared towards GATE objectives and I strongly disagree with the comments made by the previous parent about the GATE program and the 1st grade GATE teacher. Park Estates Real Estate

With a population of just under 3000, Park Estates has been touted as one of the best places to live, not just in the county but the entire state. The median home value is about $1 million with median rent at about 1500. Because of the affordable median rent, 56% of residents rent their homes. Home prices start at about $450,000 for apartments and condominiums up to about $4 million, but that is on the higher end of things. Most homes are between $950,000 and $1.9 million. Because the area used to offer college housing, some properties are designed for multiple rooms and will make great rental investments.

The location is ideal just minutes from the beach, and it's bordered by the VA Long Beach Healthcare system, a veteran's medical campus. Just across the coastal highway or Highway 1, is the Recreation Park complete with Joe Rodgers field, golf course, Bruin Stadium, and the Recreation Dog Park. The Colorado Lagoon and Lagoon Play Group is also just south of the neighborhood offering wetlands, beaches, and a unique model boat program.

A couple of minutes northwest is the Traffic Circle Area, which offers modern conveniences, services, and commercial shops such as Marshalls, Vons, Staples, and several restaurants. Just north of the community along the Bellflower Boulevard is a Trader Joe's, T.J. Maxx, CVS, Target, and other restaurants. Interstate 405 is just another minute or two N. with easy access to downtown Long Beach, Los Angeles, and Santa Monica.
